As interior designers in Rhode Island, we frequently encounter unique obstacles such as lot size and/or lot coverage constraints, coastal features, flood zones, and other intriguing challenges. Despite the limitations imposed by the non-conforming lot size in this coastal New England town of Portsmouth, RI, we skillfully crafted our client’s small yet luxurious waterfront home with creative design solutions.
Our clients, who are in the Real Estate industry, boast an extensive portfolio of residential properties. Despite their remarkable real estate success, they have yet to own their own home. Thus, they aspired for nothing less than excellence when it came to their own personal residence. To accomplish this goal, they assembled a collaborative team that included their builder, Southcoast Building Concepts, along with our team. Together, we set out to create their first luxury new build. Creating this team, allowed our clients to stay focused on their expertise and foster further growth in their business. .
Small Scale – Whole House Design
The Cedar House team has effectively planned and completed small-scale new construction endeavors, such as guest houses. However, we have not yet had the chance to embark on a primary home project at this modest scale.
We began this project by focusing on the interior, ensuring that the layout maximized its small scale. Then, we extended our attention to the exterior, aiming for a balanced yet distinctive look.
This stunning interior boasts an open floor plan and 10 foot ceilings on the first level, complete with luxurious details in every corner. As you ascend to the second floor, prepare to be captivated by the breathtaking water views. The Primary Bedroom Ensuite offers a tranquil escape with vaulted ceilings and custom built-ins, while the second bedroom serves as a well-appointed and moody office for this vibrant young couple. All the interior doors are pocket doors to save space and there are no closets, only custom built-ins to maximize every square inch.
The First Floor
The kitchen boasts a generously sized Shaw farmhouse sink and a breathtaking Rohl bridge faucet in a lustrous polished nickel finish. From the wall of counter-to-ceiling windows along the kitchen run, you can enjoy a scenic view of the backyard, which will soon showcase multiple tiered outdoor living spaces designed for dining, gathering, and relaxing around a cozy firepit. White Cafe appliances seamlessly blend with the warm white cabinetry, adding a bit of charm. The walnut island is custom crafted by Sakonnet Makers serving the client for food prep with functional open storage facing the kitchen and seating for 3 facing the wall of windows.
This small space does not feature a traditional dining area but we could not overlook the need and added a custom banquette with hidden storage by Sakonnet Makers and an iron pedestal cafe table topped with marble. This space is sweetly finished with custom cushions and unique brass fixtures reminiscent of our clients British upbringing.
The living space features a beverage bar in gorgeous walnut with pocket doors to hide the Zip Water faucet, espresso machine and all the other beverage needs. The gas fireplace has a quartzite surround that ties into the stone in the kitchen with a simple wood mantle. The furniture in this space was thoughtfully selected to maximize function while maintaining a scale that aligns with the layout and footprint of the space. A custom upholstered sofa with bumper chaise serves this couple for everyday relaxation and welcoming guests. The front door is an 8’ mahogany wonder that welcomes guests and makes a statement.
We cannot leave the first floor without talking about the first floor full bathroom with its hidden gem. This bathroom features a heated penny tile floor in rich navy with a custom Sakonnet Makers quarter sawn white oak vanity and soapstone look leathered granite countertop. The wall with the vanity and toilet features a wall to wall custom LED mirror with a defogger and magnifier for makeup and shaving needs. We used the Kohler Veil toilets in both bathrooms of this house for their clean and sleek appearance as well as the amazing features. If you have not used a bidet yet….I don’t even know what to say. You would think this bathroom ends here but when you turn around there is a 10 foot tall opening with a luxurious shower in herringbone and passes through to a custom two person infrared sauna.
The Second Floor
The stairway is a space unto itself, the two story staircase features 3 stacked windows that truly make a statement inside and out. Providing our clients with a view of the water from the top landing and all the natural light! The stairs are white oak and stained to match the engineered hardwood floors. They are adorned with a silver and white herringbone stair runner and the wall features an amazing white and blue palm wallpaper.
At the top of the stairs you can enter the second bedroom which is outfitted as an office with rich navy and gold wallpaper, a full white oak herringbone wall where we designed and installed a custom desk and bookcase crafted by Sakonnet Makers in Acacia Haze. This space also features a cozy reading nook.
Down the hall to the left is the Primary suite which has vaulted ceilings and french doors to the second story deck overlooking the water. The windows have motorized window treatments that allow our clients to wake up to the sunrise over the water. The bedroom is a great size but features minimal furnishings truly allowing our clients a retreat. The metal canopy and upholstered bed is flanked by sleek wook vanities and sconces. The opposite wall features custom built-ins that serve as the closets and dressers.
The Ensuite bathroom is a true masterpiece, featuring a luxurious 6-foot tub beneath a round window, adorned with rich linen and sheer drapery suspended from a rustic wood beam. The vanity showcases a stunning herringbone wall made of beautifully crafted warm white tiles, complemented by oversized lighting and a mirror that exudes the elegance of a luxury hotel. Made of walnut, the vanity itself incorporates a sleek capsule sink, two wall-mounted faucets, and a towering walnut storage unit. The shower, enclosed in the same exquisite handcrafted tiles, showcases a lighted niche and exquisite Rohl fixtures. Completing the look, the floor is adorned with recycled glass hex tiles in warm earthy tones, adding a touch of natural beauty.
This home may not be our clients forever home but it will forever be in their family as a guest house. Our clients went above and beyond with this home as they knew they wanted it to be a part of their legacy. We are wrapping up the exterior this Spring and cannot wait to share the land and hardscape plans as well as the outdoor living spaces we created for our clients.
